A Contextual Multi-Item Scale for Measuring Performance of Facilities Management Service

Literature established that applicable parameters must be used in evaluating facilities management (FM) performance in any market; otherwise, findings could be confusing and even misleading. This is particularly relevant to Nigeria where FM application is in its infancy and seriously constrained by particular socio-economic conditions which makes it prone to crises situations such as frequent power outages and surges, abundance of fake/adulterated construction materials and equipment among others. Invariably, most of the available measurement scales are inappropriate for the Nigerian context as they fail to capture these socio-economic issues in their constructs. This research, reflecting these peculiarities, developed a contextually relevant 41-item scale for evaluating performance of FM services in office buildings in Lagos metropolis.

The Role of the Facility Manager at the Design Stage of Public Building (Facility) Construction

The Facility Manager is charged to ensure the functionality of the building (facility) through its total life cycle and even the safe and proper disposal. However, mostly has no idea of what goes into the creation of the facility at the design stage.

The Facility Manager’s role makes him/her the one stop shop of all complains of the end user of the building (facility).

Making it mandatory to include the Facility Manager as part of the project team especially at the design stage is critical. This will ensure prudent selection of materials, services and building systems that impact building occupiers positively as well as eliminate unnecessary costly maintenance at the operations level.

It will also promote the incorporation and creation of maintenance manuals at the design stage before permits for execution of any public building is carried out.
